The Commercial Master Builder Collection: twelve systems for a commercial general contractor. Four run the job on one CSI division list, from the bid to the cost report. Eight run the company around it.

You bid the job in one spreadsheet, billed the owner in another, and costed it in a third. None of them agree, and the one that's wrong is the one you're looking at. Then the surety asks for a WIP schedule and you build it from scratch at 11pm.

This is the whole commercial back office in one download.

Who it's for

You're a general contractor or a sub on ground-up commercial, tenant improvement, medical, retail or light industrial work. You bid by CSI division, you bill against a schedule of values, retainage is held every month, and most of your cost is subcontracts.

Not for you if you build houses. That's the Master Builder Collection: same idea, residential paperwork, sold separately. If you're not sure which one fits your work, ask me through the Contact page before you buy.

The four that run on one division list

  • Commercial Estimating System: built on the 16-division CSI MasterFormat layout plus alternates, allowances, closeout and soft costs, with unit pricing, a markup calculator that shows the margin it actually produces, and a proposal that prints from the numbers you priced.
  • Commercial Scope of Work & Specifications: what's in the job and what isn't, written against the same divisions you priced.
  • Pay Application & Schedule of Values: the continuation sheet, stored materials, retainage held and released, and the balance to finish on every line.
  • Job Costing & Subcontract Buyout: what you carried a scope at against what you bought it for, committed cost, cost to complete, and the margin from the bid to the closeout.

The company view

  • Company WIP & Over-Under Billing: the schedule your surety or your lender reads.
  • Company Cash Flow Report: your true cash position, week by week.
  • Labor Burden Calculator: what an hour of crew time actually costs you.

The paperwork that decides who eats a cost

  • Change Order Form: client-ready, auto totals, signature block.
  • Change Order Tracker: the log and the dashboard.
  • Subcontractor Compliance System: COI, W-9, agreement and 1099 tracking, with the subcontractor agreement and the insurance requirements sheet in Word.
  • Punch List Tracker: closeout by room and by trade.
  • New Hire Onboarding System: handbook, offer letter, and the forms behind a first day.

The company view and the paperwork systems are not built on the division list. They are the same files sold on their own, and most of their demos are filled in on residential jobs.

How it fits together

The four commercial systems use the same division numbers, so a division you priced is the same line on the schedule of values and on the cost report.

What you get

  • One zip with twelve folders. Every system ships with a filled demo and its own user guide, so you can see where the numbers land before you type into the blank copy.
  • Eleven are Excel workbooks. They can be imported into Google Sheets, but they have not been tested there, so formulas, formatting and drop-down lists may behave differently. Excel is the reference version. The onboarding system is Word and PDF, with an Excel tracker. Guides are PDF. No subscription and no login.

After you buy

The download is available right away. Start with the READ ME FIRST file; it says which system to open first. Questions about any of it, use the Contact page and a real person answers.
